We were contacted by a couple in the north end of St. Catharines who were preparing their home for sale. They were seniors downsizing after many years in the property, and wanted the carpets looking as presentable as possible before listing.
The main concern was a light-coloured berber carpet in the primary bedroom that showed heavy, dark traffic lanes where the bed had previously been positioned.
The Situation
The carpet was estimated to be between 10–20 years old and had never been professionally cleaned in recent memory. Being a light berber, it showed soil very easily — especially in walk paths around the perimeter of where the bed had been.
Common issues with older berber carpets like this include:
- Embedded soil in traffic lanes
- Fibre tip darkening from abrasion
- Compacted pile from years of foot traffic
- General dull appearance
In this case, the traffic lanes were significantly darker than the surrounding carpet, especially near the bedroom entrance and along the walking path around the bed.
What I Found During Inspection
Upon inspection, it was clear that most of the discolouration was soil-related, not staining. That’s good news — soil can be removed.
However, there was also visible fibre wear. In berber carpets, once the fibre tips wear down, they reflect light differently. This creates a permanent shading effect that cleaning cannot fully reverse.
I explained this upfront so expectations were realistic. When a carpet is 15+ years old, the goal isn’t perfection — it’s maximum safe improvement.
The Cleaning Process
To properly address heavy traffic lanes on older berber, a more aggressive soil suspension process is needed.
1. Pre-Vacuum
Thorough dry soil removal before applying any moisture.
2. High-Strength Pre-Spray Application
I applied a strong professional pre-spray designed to break down embedded oils and foot traffic residue.
3. Mechanical Agitation
Using mechanical agitation allowed the solution to penetrate the fibres evenly and lift compacted soil. This step is especially important with berber, as soil can sit low in the loops.
4. Hot Water Extraction
The carpet was then thoroughly rinsed using hot water extraction to remove suspended soil and cleaning solution. Proper rinse temperature and controlled pressure are key to avoiding over-wetting older backing materials.
5. Speed Drying
A high powered drying fan was set up to remove moisture and prevent stain wickback.

Results
The cleaning resulted in approximately 90% visual improvement.
The heavy dark traffic lanes were dramatically lightened, restoring a much more uniform appearance across the room.
Some remaining shading was visible in the highest traffic areas, which is consistent with fibre wear rather than soil. This is common in older berber carpets and not something that can be fully corrected through cleaning.
Overall, the carpet presented significantly better for showings and photos — exactly what the homeowners needed before listing the property.
